Comparative Market Analysis

- No site inspection takes place and all work is completed in our office
- This involves using public records and the MLS, (Multiple Listing Service) Historical Info to determine some of the particulars regarding the home or condo (age, size, neighborhood, schools, etc.) and researching the local market to identify recent sold properties that would be considered comparable
- A list of sales are provided with a low, high, average, and median sales range
- This helps the client get an idea of a range of values the home or condo falls into
Desktop Valuation
$325.00
- No site inspection takes place and all work is completed offsite
- This is a scaled back appraisal approach that assumes public records, and the MLS, (Multiple Listing Service) Historical Info are accurate and also assumes the home or condo are in good condition
- This type of report would give you a good gauge of what the property is worth but is limited
- If reliable public records can not be confirmed available, a desktop appraisal can’t be completed
Sketch Services
$200.00
- When a consumer needs to know the actual size of the home
- This includes a site visit to measure the home exterior and the interior room layout.
- More complex properties can vary in cost
Appraisal Review
Call
- When a consumer is given an appraisal performed by another appraiser and the consumer wants to understand the quality of the analysis.
- The report is reviewed for accuracy to determine if sound judgement was applied, if industry standards were used, if applicable local laws were followed, and if the value reported is supported in the market
- These can be timely assignments depending on the depth of the analysis being reviewed
